이치하우스(EACH House)는 서울 종로구에 위치한 상가주택이다. 건축주는 개인 주거공간과 임대수익을 낼 수 있는 상가가 결합된 건물을 원했다. 비록 52.9㎡(16평)로 다소 작은 대지였지만, 넓은 도로에 접하고 대중교통 접근성이 뛰어나 이를 위한 공간을 계획하기에 적합한 장소로 판단했다.

집은 각 층에 하나의 기능을 배치해 설계되었고, 각 층이 저마다의 이야기를 담고 있다는 의미에서 집의 이름도 ‘이치(EACH) 하우스’로 지어졌다. 1층과 2층은 임대수익을 위한 근린생활시설로 계획되었으며(현재 와인숍이 운영 중이다), 3층과 4층은 단독주택으로 사용된다. 3층에는 서재, 침실, 드레스룸, 욕실이, 4층에는 주방과 거실이 함께 있는 공간으로 구성되었다.

정북일조 법규에 의해 형성된 발코니는 작지만 유효한 외부 공간을 제공한다. 가장 넓은 2층과 3층은 각각 약 9평의 면적을 갖추고 있으며, 전체 연면적은 약 30평이다.

작은 대지에 건축을 진행할 때는 땅의 효율성을 최대한 끌어올리기 위한 고민이 필수적이다. 건물의 위치, 주차장 배치, 출입구 방향에 따라 공간의 효용성은 크게 달라진다. 내부 공간 역시 평면과 단면을 함께 검토하며 최적의 구성을 찾기 위한 반복적인 과정이 필요하다.

이러한 고민은 외형 디자인에도 반영되었다. 이치하우스에서는 각 층의 형태를 조금씩 엇갈리게 구성하고, 층별로 재료와 색상을 달리해 작은 규모에도 불구하고 분명한 존재감을 갖도록 했다. 손가락 한 뼘 정도의 차이지만, 그로 인해 전체 인상은 크게 달라진다. 서로 다른 블록을 쌓아 올린 듯한 모습은 층마다 다른 이야기를 기대하게 만든다.

도심 속 협소주택에서 중요한 요소 중 하나는 창호의 위치와 크기이다. 집이 작을수록 가능한 한 다양한 방향으로 시야를 확보해 답답함을 줄이는 것이 중요하다. 사생활 보호가 필요할 경우 커튼 등으로 조절할 수 있고, 전면에 계획된 큰 창은 이삿짐 반입에도 중요한 역할을 한다. 협소주택에서는 계단 면적을 최소화하는 경우가 많기 때문에, 창호 계획은 기능적으로도 큰 의미를 갖는다.

이치하우스는 대지 선택 단계부터 건축주와 함께 진행한 프로젝트이기도 하다. 건축 설계와 시공은 전문가에게 맡길 수 있지만, 자신에게 맞는 땅을 찾는 일은 쉽게 위임하기 어렵다. 다행히 건축주는 오랫동안 협소주택 건축을 고민해왔고, 건축과 부동산에 대한 이해도가 높아 창신동의 대지를 발견했을 때 빠른 판단으로 프로젝트를 실행할 수 있었다.

도심 속 작은 대지에 협소주택을 계획하고 있다면, 가능한 많은 땅을 직접 방문해보길 권한다. 그 땅에 지어질 건축과 그 안에서의 삶을 상상해보는 과정이 좋은 집짓기의 출발점이 되기 때문이다.

EACH House is a mixed-use building located in Jongno, Seoul. The client wanted a structure that could accommodate both a private residence and rental spaces. Although the site area was relatively small at 52.9㎡ (16 pyeong), its adjacency to a wide road and excellent public transportation access made it an ideal location.

The building assigns one primary function to each floor, which led to the name “EACH House.” The first and second floors are commercial spaces, currently operating as a wine shop, while the third and fourth floors are used as a private residence. The third floor contains a study, bedroom, walk-in closet, and bathroom, while the fourth floor combines the kitchen and living room.

A small balcony, formed by local daylight regulations, provides valuable outdoor space. The total floor area is approximately 30 pyeong, with the largest floors measuring around 9 pyeong each.

Designing on a compact urban plot requires careful consideration of efficiency. Decisions regarding building placement, parking layout, and entrance orientation significantly influence usability. In EACH House, staggered volumes and varied materials and colors were used on each floor to enhance visual presence despite the building’s small size.

Window placement and size are particularly important in narrow urban houses. Generous windows help expand visual depth and mitigate the sense of confinement caused by limited floor area. Large front-facing windows also facilitate moving furniture, which is especially important when stair areas are minimized to maximize interior space.

EACH House was developed in close collaboration with the client from the site selection stage. For those planning a compact urban house, visiting multiple sites and imagining daily life within them is highly recommended. A good house begins with finding the right piece of land.
