선은재는 서울 서촌에 위치한 소규모 도심형 주택이다. 이 집은 노년의 삶을 보다 편안하고 안정적으로 담아낼 수 있는 도시 속 은퇴주택으로 계획되었다. 경복궁 서쪽에 자리한 서촌은 오래된 한옥과 협소한 골목, 작은 필지와 현대식 건물들이 함께 공존하는 서울의 대표적인 역사 주거지이다. 선은재는 이러한 지역의 물리적, 역사적 맥락을 존중하면서도 오늘의 생활에 맞는 새로운 주거 방식을 담아내고자 했다.

주택의 공간 구성은 거주자의 생활 패턴과 노년기 일상을 세심하게 고려해 계획되었다. 침실은 1층에 배치하여 일상적인 이동의 부담을 줄였고, 거실과 주방은 햇빛이 잘 드는 2층에 배치하여 낮 시간의 쾌적함을 높였다. 또한 남향의 비워진 공간을 통해 주택 내부 깊숙한 곳까지 자연광이 스며들 수 있도록 하였다. 자동차 중심의 생활보다 대중교통과 도보 중심의 도시적 삶을 전제로 하여 별도의 주차 공간은 두지 않았다.

건물의 외관은 서촌의 골목 풍경 안에 조용히 스며드는 방향으로 디자인되었다. 외벽에는 천연 슬레이트, 목재, 콘크리트 패널을 사용하여 재료의 질감과 시간이 지나며 드러나는 변화가 자연스럽게 읽히도록 했다. 이러한 재료들은 주변 한옥과 오래된 골목의 분위기와도 조화를 이루며, 새 건물이지만 지나치게 낯설지 않은 인상을 만든다.

특히 선은재는 좁은 골목과 제한된 공사 여건을 고려해 경량철골 기반의 드라이 공법으로 시공되었다. 공장에서 미리 제작한 부재를 현장에서 조립하는 방식은 서촌과 같은 밀도 높은 구도심의 조건에 적합하며, 정밀한 시공과 효율적인 공정 진행을 가능하게 했다. 선은재는 크고 강한 제스처를 드러내기보다, 작고 조용한 방식으로 지역과 관계 맺는 집이다. 서촌이라는 오래된 도시 조직 안에서 현재의 삶과 미래의 시간을 담아내는 하나의 주거 실험이라 할 수 있다.

Seoneunjae is a small urban house located in Seochon, one of the most historic residential neighborhoods in central Seoul. Conceived as a retirement house in the city, the project explores how a compact dwelling can support a slower, more comfortable way of life for elderly residents while remaining deeply connected to its urban surroundings. Seochon, situated to the west of Gyeongbokgung Palace, is characterized by narrow alleys, small plots, traditional hanok houses, and modest modern buildings. The house was designed to quietly respond to this layered context rather than stand apart from it.

The spatial organization of the house carefully reflects the daily routines of later life. The bedroom is placed on the ground floor to reduce the physical burden of movement, while the living room and kitchen are positioned on the upper floor to enjoy daylight and a more open atmosphere during the day. A south-facing void allows natural light to reach deep into the interior. Rather than prioritizing the car, the house embraces the urban condition of Seochon, where walking and public transportation are more relevant than private parking, and therefore no parking space was provided.

The exterior expression of the building was designed to blend quietly into the existing alleyscape of Seochon. Natural slate, wood, and concrete panels were selected for their texture, aging qualities, and their ability to harmonize with the surrounding hanok and older urban fabric. As a result, the house feels contemporary yet not alien to its context.

Seoneunjae was built using a cold-formed steel dry construction system, an approach well suited to the narrow alleys and limited construction access of the neighborhood. Prefabricated lightweight components were brought to the site and assembled efficiently, allowing both precision and practicality in a dense historic urban setting. Rather than making a loud architectural statement, Seoneunjae proposes a quieter kind of architecture—one that respects the city, accommodates aging, and creates a modest but meaningful place to live in the heart of Seoul.
